Real Estate Investment Analysis: Key Metrics

Cap Rate (Capitalization Rate) measures the annual return on an investment property based on its net operating income. Formula: Net Operating Income รท Property Value. A good cap rate is typically 8-12%.

Cash on Cash Return measures the return on the actual cash invested. Formula: Annual Cash Flow รท Total Cash Invested. Target: 8-15% for rental properties.

ROI (Return on Investment) includes both cash flow and appreciation. Formula: (Total Return - Investment) รท Investment. Target: 15%+ for flips and BRRRR deals.

The 1% Rule says monthly rent should be at least 1% of the purchase price. The 50% Rule says expenses will consume about 50% of rental income.
